A stunning reflection of Sarasota modern, this Longboat Key residence provides natural light, coastal elegance, and relaxed island living.
This Longboat Key residence is a thoughtfully designed expression of Sarasota modernism seamlessly integrated with a traditional seaside sloped roof, shaped by architect Jonathan Parks as an exploration of light, proportion, and coastal context. The home’s composition begins with a controlled entry sequence that gradually reveals its spatial clarity—an orchestration of planes, volumes, and voids that guide movement from the street to the interior.

Inside, a soaring 35‑foot ceiling over the living area anchors the plan, functioning as both a light well and a spatial hinge. Clerestory glazing allows daylight to enter throughout the day, diffusing the intense Florida sun and illuminating the interior with shifting patterns of light. The open living, dining, and kitchen areas are arranged as a continuous open space, defined not by walls but by subtle changes in ceiling height, material transitions, and framed views toward the pool terrace.

The floorplan follows a deliberate gradient from public to private realms. Circulation paths are intuitive and linear, with the primary suite positioned on the first level to maximize privacy and connection to the landscape. Here, the architecture softens—broad openings link the bedroom to the pool terrace, and the bath is organized around natural light, with skylights and strategically placed windows shaping the experience of morning and evening sun. A skylit dressing area continues the theme of light as a defining architectural element.

A sculptural stair—clean-lined and modern—leads to the upper level, where a loft-style office overlooks the treetops and two secondary suites maintain the home’s disciplined material palette and restrained detailing.

Throughout the home, material choices—sustainable oak flooring, porcelain tile, glass, and metal—are selected for durability, simplicity, and their ability to interact with light. Mechanical and technological elements, such as motorized shades and Seiho vents, are intentionally unobtrusive, supporting the architecture without competing with it.

Outdoors, the architecture extends into a series of interconnected terraces defined by a modern trellis and a 40-foot lap pool. The landscape design reinforces the home’s geometric clarity, while custom-blend terrazzo tile unifies the exterior surfaces into a cohesive plane. The outdoor kitchen and seating areas are integrated as architectural components rather than add-ons, maintaining the continuity between interior and exterior living.
